House property with a rent

Hello I am new to this forum and does not whether this is the right place to post a topic. I am staying in Maharashtra State and Plaghar District. Basically we are living in a chawl for last 40 years. We use to pay a montly rent of Rs. 500/- to our landlord, but from last month he is not accepting the rent and giving warning to all the Chawls people to vacant the place immediate and telliing to all people that we will not be held responsible in case if the chawls fall down. What action can be taken against him?. we want to file a case, but the people of the chawl is afraid of getting into any litigation against Landlord. So I request the Forum lawyer to help in this case. Please also send me the article where the same problem has been solved. Thanks.

Dear Bhavesh

Being a tenant you cannot sue landlord for not accepting rent, remember if there is forceful dispossession you may bring the suit under section 6 of specific relief act.

Sir,

You are protected against eviction as per the Maharashtra Rent Act 1999, If the Landlord does not accept the rent you may send the total amount of due rent per Money order, if he Money order is returned, unaccepted, you may save all the Money order receipts as a proof that you are ready and willing to pay the rent.

If the chawl requires heavy repairs you may complain to the Municipal authorities. According to the current Municipal regulations, the Landlord is supposed to keep the building in good and tenable condition.
