How to cancel registered deed

Now my another question:-  In  ref: my ealier quary , Landed debottar property registered on 7.8.1992 supressing all the facts as per mutated khatian, It is learnt form your good end that it may be cancelled through Court. ** Secondly the said Landed Debottar  property alongwith Sebayetship transferred and renounced in favour of other family members by the existing Valid Sebayet (same as before who registered on 7.8.1992) where maintained all the facts like Debottar and as per mutated Khatian. But the registration done on 16.3.1993 later after first deed.  If the first one be cancelled through court, Is the second one treated as valid deed.
