Lease of 11 months - rent to parents of lessor

HELLO ALL,

MY FRIEND INTENDS TO TAKE A FLAT ON LEASE FOR 11 MONTHS IN FARIDABAD. THE LEASE DEED IS BETWEEN MY FRIEND AND THE OWNER BUT THE OWNER INSIST TO PAY RENT TO HIS FATHER OR MOTHER VIA CHEQUE OR CASH. MY FRIEND REQUESTED, I AM LIABLE TO PAY YOU AS YOU BEING THE OWNER OF THE PROPERTY (OWNER SHIP DOCUMENT SEEN) BUT HE INSIST ALL PAYMENT TO BE MADE TO HIS PARENTS.

PLEASE ADVISE IF THIS IS POSSIBLE, SHOULD I SUGGEST MY FRIEND TO AGREE ON THE SAID CONDITION.

It its for eleven months then it is leave and licence agreement.is the house in the name of his parents or on his name.if it is on his name tell him that you will deposit the amount in his account
