Lease surrender

Hello,

Dear experts, I would like to know,

- what would be the charges/stamp duty on surrender of perpetual lease of a shop in Uttar Pradesh i.e. surrendering it to the sons of original lessor. 

- When one gives a contructed shop on perpetual lease (and reserving an annual rent), can the owner/lessor later sell the ownership rights to a third party?

- After acquaring the ownership rights, can the new owner get the proeprty vactated under the new rent act of U.P.?

The terms and conditions of the lease agreement can be visited to ascertain the details and next procedure in this regard

You shall consult a local lawyer with the lease deed as without verifying the original deed cannot form an opinion.

The lessor is not the titleholder of the shop, accordingly he is not entitled /competent to sell.

Show the documents to a local prudent lawyer for better appreciation of facts and professional advise.
