Legal opinion: buying bda property

Dear Sir/Madam,

I have decided to buy one property near Jnanabharathi 1st Block(Valegerahalli) Bangalore. It is a BDA property, the owner of the property is the direct allottee. The property was allotted to Mr. X, who is passed away last year, Mr. X has two sons, one daughter and 3 grand childrens. Now Mr. X's wife and 3 children�s are legal heirs of the property. Now, I have decided to buy the property from Mr.X�s children�s. Please let me know will there be any legal problems if I buy this property? And also let me know, what is the procedure for Mr.X's Wife/children�s to follow to sell this property to me.

Legal Heirs(Mr.X's Wife and 3 Childrens) obtained BBMP Katha in their names(all four names).  Do I need to request them to furnish Family Tree Certificate OR genealogical tree obtained by advocate suffice for proving ownership of the property.  Also, Please let me know the clauses are must in the Sale DEED.

X's wife and children jointly can sell the property.
