As recently held by Hon'ble Supreme Court, transfers by way of POA, Will etc., is bad in law. In any event, whether the executant of the POA is still living? Since your father expired, you may have to get a new POA from the said executant in your favour and I advise you to get proper conveyance executed in your favour by paying requisite stamp duty and register the same with the concerned sub-registrar.
