Ancestral property

sir,

my grand fa wrote a family arrangement deed in1984 with out registration in favour of my mother she is daughter-in-law of he .he was expired in2005  from 96 to till now(15years) we are paying housetaxes,current bills etc and  we are residing in same mentioned property  since 1996 ( house site). and then my mother regitered this site to me. then recently my cousin is showing intrest to sale this house site we have. he has his own site beside my site which is also given by grand fa to his mother(first daughter in law) it is registered in favour of her. please let me know remedies and rights to prevent him to sale my house site.

If your name is on ROR how he can sell your property?he cannot.
