I have booked flat near pune but outside city in Grampanchayat area which comes under dictrict collector city & town planning department.
I already done registered agreement. Carpet area on Index II are not matching carpet are on agreement layout. There was difference of 32 sq feet.
I have considered only usable area of room for calculation & wrote to builder regarding less area with detail calculations as per layout. (refer attachment for layout & area calculation)
He replied with detail calculations & matched approximately with carpet area of index II (refer attachment for area calculation)
1.He made rouded off of each room with higher side like 37.5 sq feet toilet rounded to 38, 140.5 to 141 & so on.
2. He also considered area on which door comes as ''DOOR JAM AREA'' total area of which is 25 sq ft.
My quetions are:
a) Is 'DOOR JAM AREA' is part of carpet area as per Maharashtra state rules ?
b) can area of room be rounded off more separately for calculation of carpet area ?
c) what are rules / act in maharashtra to know carpet area in detail ?
d) He consedered terrace (balcony) area as 100% for calculation of total area considering loading (30%).
e) what should be done in such situation as my appartment is under construction & possesion will be in oct'2013.
