Division of ancestral property

Hello Sir,

I have a question regarding partition of Ancestral Property.

My Grandfather died in Aug 2009 and Grandmother in October 2013.

They have 2 Son and 4 daughters.

In there 2 Sons one is my father who died in 1988 he left me(Son), my mother and my sister.

Now my question are:

1. How our ancestral property will divide?

2. My Mother can get extra benefit because she is widow?

3. Can we sale our part without partition?

4. My aunties creating hurdles when i try to sale my part which isnt divided yet so how i overcome this situation?

5. If i want to start any business in the property i have to take permission from my aunties?

And what rules and acts support me to overcome with this kind of situations.
