GPA registration

 30years back x party form layout under DC convertion and sold the sites through GPA holder
1st buyer sold to second buyer
2nd buyer construct house under panchayat plan approval and sold to 3rd party.
3rd party got BBMP Khata by paid development charges now 3rd party want to sell the property
My query is whether 4th can buy , doubt 1st party purchased from registered GPA holder. Pl guide me 30 years back GPA registration is holds good now and also let me know if any litigation arises in future

As per your query it is understood that you need information regarding the GPA.

Sale through GPA were valid only prior to 2001. Post 2001, no sale is possible through an unregistered document including GPA. Also, after 2011, in terms of a supreme court ruling, sale of immovable property is possible only by way of a Registered sale deed.

I will advice you to check with the Tehsil office or sub-registrar office, firstly the present status/ownership of the property, examine the file existing there if any GPA registered with them at anytime. If titles of the property not clear and the ownership is showing of someone else than the vendor than the sale process in the tehsil office will not be possible. GPA sale is not recognized nowadays and the owner in whose name the title of the property exists will be asked to be brought for finalization of sale process.

Please check all the important documents before investing your money you can also hire a local lawyer to check those documents on your behalf.
