well it depends upon the terms and conditions of rent agreement u enter with the land lord. well in case of absense of any rent agreement and ur case does not fall under rent control act then in that case the land lord is at liberty of revising the rent in the manner he want.

In case you feel that the raise is exhorbitant, you can file a petition before the rent controller to fix fair rent for the tenanted premises
