We (Grandfather, Dad and now myself) have beeing staying in Mumbai since last 70 yrs. Unfortunately, my grand father did not transfered our property on his name and still our landlord send us the rent receipt (Pagdi) on previous owner name. Since last 70 yrs this is going on, and we have approach our landlord to transfer the property on our name. We have agreed to pay him what he is asking for.
Now, my question is, what all legal documents we should be asking from landlord while this money transaction is happening. As per my understanding, 1) Rent receipt should be on our name, 2) Should we ask him rent receipt since 1995? as there is a possibility of our old bldg going for tower, 3) Is there anything called Property Card in which he needs to change the names from old owner to our? 4) Is agreement really required along with stamp duty or just rent receipt will do as currentlly we are staying without it and I think 30 other tenants also do have any agreement as all of them are old tenants.
