Notarised gpa

I have one query. my uncle have one property in karnataka and they are staying mumbai (maharastra) from long time. Now they would like to sell their property in karnataka taking notarised GPA from Maharastra.  When they approached Karnataka sub registrar heard that this notarised GPA need to be adjudicated at district registrar in karnataka.   Meantime sub register at same office in  karnataka city is transferred and new one appointed, now this person says that notarized GPA is not acceptable and even the adjudicated GPA is not acceptable it seems, as per his views.  so in this scenario what need to be done ?   What does the sub registrar rules or guide lines says about the GPA ? can some body clarify it here clearly.

Under Registration Act and RulesWhere Sub Registrar's Office is situated, there the notarized GPA is not valid.  Only when there is no SRO the only GPA is valid.  But a notarized affidavit having sufficient stamp duty is valid for evidence purposes in court.

Do u mean notarized GPA brought from Mumbai and adjudicated in district register office in Karnataka not valid to register property  in Karnataka ? If yes,  not valid then what is the procedure or steps to register property in Karnataka sub registrar office in the physical absence from them ?

The GPA shall be got be registered at SRO, Mumbai and after receipt of it in Karnataka, it shall be validated by the District Registrar in Karnataka state.

You need to get a Registered General Power of Attorney from Mumbai and then proceed further with the process in Karnataka.
