Regarding fift deed -non relative

Can gift deed entered in to between two persons who r not relatives.?

How to fool proof such transaction from the legal heirs of the donor to avoid future complications.                      This is in Mumbai.

yes.  the legal heirs may also be included as executing parties.  the stamp duty is leviable as a Conveyance under clause (a), (b), 4[or (c)], as the case may be, of Article 25, on the market value of the property which is the subject matter of the gift.  This is for information only
