Registration and khata changes

Dear pros,

  we recently bought a property of size 24' and 45' with 3 floors built in 1970s. there is a piece of land measuring. this is located in bangalore.

8' and 24' which is in the front of the road. the house is built up in the entire area of 24' and 53'. But the registration doc says 24 and 45'. even the stair case for the upstairs is in the front road. that come in 8 and 24' piece. The property was originally sold in 2003 to 2nd person, and then to me in 2011. The 2nd person did not do khata. When I look at the previous sale deed, it says the dimension as 24 x 45'. But the 2nd owner enjoyed the whole building. and he did not do katha .The document clearly says the building has 3 floors with approximate sq ft. it is not possible to really keep the 8 x 24 ft as a seperate, as the building is contructed in whole land. The sale deed from 1st person to 2nd person does not talk about this small piece of land, but clearly mentions the building properties and neighbours.

 

my questions:

  1. Is it possible to get khata for entire land of 24' x 53' ? or do they just give for 24 x 45' as the registration doc says ?

2. will there be issues in buying this property ?

3. how to get the registration documents change to reflect the correct size of land and building.

4. how to verify the genuinity of the khata issued ???

5. I talked to some agents who want big money ?? but I am scared to go through them as they bribe easily

and get some paper, and I do not know how to verify genuinity ??

very helpful for your advice. If affordable I am willing to work with any expert on the group if you are located and provide service in bangalore.
