Subsequent let out of flat on heavy deposit

Hi everyone. I just wanted some advise on " can a flat taken on heavy deposit be rented further to a third party" the clause is mentioned in the agreement. Is there any legal restriction on the same? Thank you for your time.

Imran ji if agreement  of lease specifically mentioned that it can be given on sub let by the tenant then only it can be given on rent.
