Ancestral property

Hi to everybody

I am planning to buy a propery from a real estate developer. The documents which were shared by the developer

has power ,patta and chitta of the land ,but no sale deed for the land. When ia asked developer he said the land has no document other that the patta.Pls suggest if the land can be purchased or not??

Razia.....Patta is a sufficient mark of ownership......It might be an agricultural land that the developer has bought...The builder will subsequently get the patta registered.....

Hi,

Patta book is not sufficient document for ownership , better ask the Encumbrance certificate of the land  its show title of the land and more over the builder if he is using land for constriction purpose then he has to obtain change of land use  agriculture to residential purpose because he can not hold agriculture land.

With out clear title land can not be purchased

.
