Can i buy non-approved land in karaikal ?

I am in discussion to buy a plot in a planned layout in Karaikal.

The owner says that the land is non approved, but that "According to karaikal jurisdiction you can construct house in any place and register fees after construction", but he confirms that the plot is not yet approved.


Since I do not intend to construct immediately, is it alright to buy as a plot for future construction ? The plot is part of a planned layout with many such plots.

What documents should I check ?


Is there any reputed Property Lawyer in Karaikal whom I could consult over email/phone ?

you can buy that plot as there is no concern of approval of plots with sale and purchase of property

but you should check the revenue records of that land and ownership of that land in latest records

If the seller says the land is non approved, that carries weight .You should check the revenue record for title of the seller and must ensure that the chain of title is complete. In the alternative apply for a housing loan to some nationalised bank for construction on the plot, the Bank will do the needful for you.
