Dear Sir/Madam,
I am from Bangalore and planning to buy BDA plot from person A, who is the allottee. A's children and wife are abroad and cannot come for registration. A cannot provide proof that the plot is purchased from own money.
Which among the below options are safe for me, to avoid future issues?
1. BDA allotment is self acquired property, no rights for spouse/children. Safe to proceed for registration, no future issues possible.
2. A declares in sale deed (or in separate affidavit) that it is self acquired, and that his wife/children do not have any rights.
3. His children/wife declare that A's plot is self acquired, and they dont have any rights. Declare the same on a plain paper, notorize it in US and mail it to India.
4. His children/wife declare that A's plot is self acquired, and they dont have any rights. Declare the same on a plain paper, apply and get attested from Indian embassy. Mail the same to India.
Kindly advise.
