Conveyance dee

Dear Sir,

I am buying flat in South Kolkata, West Bengal. Flat is G+4. Original property belong to owners they are two brothers. Two brothers as owners enterered in to a developmental agreement with a Developer who inter giveing two flats to owners and developer wants to sell two flats. My flat is one of the two flats in developers shares.

Developers has entererd in two two kinds of agreements (i) developmental agreement to construction and delevar 4 flats for residential use. secondly (ii) Powrer of Attorney who authorises the Developer to execute all kinds on contracts.

When I execute the conveyance or sale deed, my question is will the Owners have to sign on the conveyance deed or only Developer's signatures is legally valid which make me real legal owner of the flat.
