Gift deed using power of attorney

Hello, I live in USA and have a house in Karntaka, I built this house with money borrowed from my father. Now I would like to transfer the house to his name using gift deed. Can I give a power of attorney to my elder brother to execute the gift deed to my father on behalf of me. Will this be valid in legally.

Yes you can but instead of gift let him execute the rights relinquish deed

If is your own property so u can give PoA and registration a gift deed in your father name.

Yes, you can execute a gift deed.  It is valid.

Yes it is my own property, my dad only gave me10% of the cost of buying it. I put 90% ofthe cost. Now I would like to gift it to him on a good faith basis. Can someone provide a sample Power of Attoreny draft for this purpose/
