How to know legal dispute on the property

 I am planing to buy a contructed house or plot. How can I find out whether any legal dispute going on the property in any court by document or some how? Please suggest me.

I have unregistered (not registered in govt. records) ancestoral land property adjoining my house. I have a sister alive and two died. Dead sisters have their children behind. Do my sisters/their children claim right on such property.

Pl. help me in this regard.

Please take encumbrance certificate and RTC (Pahany) and mutation record from the sub registrar and consult the local lawyer.
