Land query

Sir,

I want to purchase a plot in pune. The developer said that it is R-zone but its non n.a plot.

Should i buy it or not? Incase i buy it what precautions should i take into that? Which papers are

required to buy a land in Pune?

Get a lawyer to peruse all the deeds and documents including latest 7/12 extract, property card,. A careful perusal of mutation entries (fer-faar) is very helpful to understand if any litigation is pending or what docs have been entered in to etc.

In 7/12 in other rights column you will find. "BINSHETI PARWANGI" with ferfar no.if it R zone why the builder not obtained N A ? The lay out may be illegal then don't proceed.
