Na land

Hi,
May I know the exact meaning of NA (Non-Agricultural) land? What it includes for residential purpose??

Now if I like to buy a land in a residential zone but not NA. Then I can make deal to take on loan.

Anybody can do the NA. What are possiblities to do NA? How much time needed to make NA?

I heard that min. 10,000sq ft or needed to NA, is it true. How can I do min. area as NA..2000-3000sq ft can be done??

One more basic question, people says that if it is a NA, then will get very get themself. Why are unable to do it??

NA means non agricultural it may be residential,industrial or commercial purpose.Though it is in residential zone it is an agricultural status before getting NA Order of DM.One will not get loan for purchase of the land,and before converting it into NA you cannot develop it,so the que.of loan does not arise.One can get NA Order for 2000 sq feet also.As soon as the title converted into NA plot the capital gain is converted into the profit of same assessment year,and converting into NA while sanctioning the layout the developer has to loose the area of open space and roads from salable area.

Do you have reference who can get the NA (Agent).

What are rules to convert into N.A.

And how much time it takes to happen.

If I am purchasing a land then how I can make safe transaction to avoid any fraud.
