Rectification deed for a plot

Hi Sir/Madam,

I am planning to buy a plot , The dimension in the mother deed and sale deed is mentioned as East to West : 50 feet and North to South 47.6+47/2 feet but the total area is wrongly mentioned as 2310  sq feet .Where as if we calculate correctly it comes to 2365 sqft . 

Please suggest me is it safe to buy this property . Will i face any problem in future ?

is it possible to correct this mistake ?

what is the correct procedure and process ?

what all documents to be rectified or changed ?

after rectifying will there be any problem in future?

How long will this rectification process take ?

Dear Rajendra,

 

You can ask the seller to execute a rectification deed, if possible. hope you must have got the title deed verification and have obtained 7/12 extracts from the land record. if the 7/12 extract shows the plot area correctly then, it should not cause a problem.

 

you need to provide copy of all the documents which are in your custody, then only it would be possible to give you proper opinion.
