I have recently lost my Land Title Deed. I had also given POA for this some time back. NOW Can I legally sell this land by (1) registering an Affidavit declaring that i am the owner & Title Deeds are lost & (2) obtaining the copy document from the Registration dept

Usually lodging FIR, releasing advertisement in Newpaper is required.
You are expected to give truthful statements only in affidavits.
