Shop on rent landord not accepting rent

Dear Honourable Advisors,

Have a Shop in a Pagdi (Trust) building in Mumbai, which I have given on Rent to a close friend,No Agreement etc made.Electric Bill,Rent Receipt,Shop & Est License of Shop in my name.Landlord maybe came to know from neighbours.But they are not sure.Landlord not ready to talk.They give different excuses.Not accepting Rent last one year.Am in a dilema what to do,need finance due to financial position being weak.Your Expert Advices would be highly helpful & appreciated.Thanks a Ton.

1) make legal agreement with your friend so that it should not look as sub let.

2) file case in court for payment of rent.

Firstly,Thanks so much for replying so promplty.Was totally Unexpected.Secondly Apologise for my late reply.

Sir,Can you please mention which legal document to make,So it would not seem as Sub-let.Am unaware of these things.Also if i file case in court for payment for rent.Wouldnt it complicate matters & make them also file a case against me.They have not done anything upto now.
