Bakshis patra

Hello,

Following is some backgroundbefore asking my doubt.

1) My Gradma has 4 daughters and 2 sons.

2) we have a home which was bought on her name only,

2) she has made a bakshispatra on my fathers name(her younger son) of our home.

3) No siblings of my father have objection on this.  Also we have taken signatures of all of them over a "no objection" stamp paper.

My concern is: If my father wants to sell this property, will there be any legal complications?

Is there any law that the property for which you have got the bakshispatra , u cant sell it?

If there is any law like this, then what is the alternate way to it?

1.  Bakshis Patra   (Gift Deed)  should be compulsorily Stamp Duty Paid and Registered (subject to individual State laws), for it to be effective.  Further the possession of the property so gifted should be actually handed over, for it to be effective in law.

2.  Person receiving a Gift, as per above, can sell the gifted property, at his own will, without any objections from anybody.
