Cancellation of sale agreement of property and refund of tok

Dear sir,

I had a sale agreement for my property at Meerut and buyer gave me Rs.50,000 advance for the deal.Total deal amt was 45 lacs.now the buywer want to cancell the deal and is asking for 50,000 refund,given as advance,pls let me know the process of cancelling the deal and process of refund of advance taken.

Cancellation of deal is from buyers end,i am ready to sell it

if it is registered agreement of sale, it is more process to cancel the deed. where as if it is unregistered, you just take the original agreement form the vendee and return his advance money, it is more sufficient. Even if you want you take one covering letter form the vendee regarding this transcation was cancelled, I hope it is more sufficient.
