House owner - tenant dispute

Sir/Madam,

                      I recently came across an incident and this post pertains to it. Person A being owner of the house , lets the house to person B. Both owner A and Tenant B are relatives so A Lets the house to B. One fine day B sends a lawyer notice to A stating that A is creating trouble and exorting high rent(actually A is collecting very nominal amount as rent) and creating Trouble for B so that B will vacate the House let out by A. But the issue is B is making False charges against A.

In such kind of cases what is the legal remedy available to A? Is law always favourable to tenants side ? What can be usually done from the House Owner side if such false cases are slapped on House owner ? What precautions are to be taken before letting out house for rent ? Is agreement a good option ? If yes what are the importnt clauses to be added in it ?

rental act are favour to the tents. but false pleadse are not encaraged by the court  you have defend with facts on your side to prove false pleads. Lease agreement is always better if any voilation in agreement law  will consider it .
