Lost original will

Hello,

My grandfather had made a will, which was registered, per which my brother and I were to receive his land in Kerala. This will was lost almost 30 years ago, immediately after his death. No FIR was filed, and no ad was placed in any newspaper. It was only recently, less than a year ago, that we did the mutation. This was done using a certified copy of the will be received from the sub-registrar's office. Now we are trying to sell the property, but one of the agents said that since we don't have the original will, prospective buyers will not be able to get a bank loan without the original will. We lost one opportunity due to this already .It was a manager at  Federal Bank who informed that agent about this.

I am looking for advise on how to proceed and be able to sell the property.

Certified copy of registered Will is good enough. May be agent is confused. once property is sold the Will is no more in the picture and what will matter for the lender is registered sale deed in the name of buyer. Please check with a local advocate and move forward. You have platform like No Broker for buying and selling property. Register with them and Even they will help you without brokerage. Good luck.

I was told by mutiple soruces that most of the large banks won't issue a loan unless the original documents are available. In my situation, the developer backed out of the deal just b'cos I don't have my grandfather's original will.
