Purchase sc/st land

Respected Sir,

I am planning to purchase a site from private developers.   As per boomi website it is RTC (Revenue site/Agricultural land) but he has obtained permission for village panchayat to make it residential layout.  It is also learnt that the lands were originally issued to SC/ST later purchased by him and he is developing a site and settling to us.   Now we are not directly purchasing site from SC/ST.   Still whether it will create any complication for us?  Kindly also suggest whether revenue land can be purchased for house construction?

You will have to check the entire documents.  It is granted to SC/ST, usually in such cases there will be restriction to sell the land for some years.  So it is necessary to go thru., all the doucments.

Please examine the Land Grant Rules and restrictions imponed on sale of SC/ST Land. No transfer should take place within 15 years from the date of allotment of land to allottee.

Change of use of land from Agriculture to Residential purpose requires an order of the Deputy Commissioner in Karnataka

Permission of Village Panchayat is illegal

Don't purchase the site
