Redevelopment

dear sirs,

i am a tenant of a paghdi flat in chembur. mumbai

the previous owner sold the entire property to a builder and the conveyence now stands in the builders name

about 8 months ago the builder approached us to redevelop the building

at present he is offering us as below

we right now occupy about 850 sft carpet

1. extra area - 15% of the present carpet area

2. rent - 30/month/sft

3. corpus fund - nil

4. bank guarantee - nil

5. he has offered to pay all regn, stamp duty, lawyer fees, shifting charges, brokerage, free conversion to ownership.

we as tenants are demanding 75% of present carpet area as the fsi consumed is 0.5%

we are demanding a rent of 75/sft

we are demanding a corpus fund of 2000000/flat

we want a bank guarantee equivalent to the value of our premises at present market rate

kindly advise on above

the builder is now also trying to bully and vacate us from our premises by way of notices and he also does not permit us to carry out any repairs to our premises.

can in the court of law we get justice for the above ! does the mumbai rent control have any remedy in respect to the above !!
