registration of mortgage

A property situated in New Bombay is mortgaged to a bank at Pune.

Where the mortgage deed is to be registered? In new Bombay or Pune OR any place where the Bank has it's branch?

I have heard that the usual practice is that -If property's sale or conveyance  is to be registered, it shall be regsitered only in the distric where the property is situated.  On the other hand, if the 'Mortage DEED' of the property is to be registered especialy with bank, it can be registered any place in the state where the bank has it's branch. Is it true?
