Revoke of a gift deed

Hello Sir,

                 My grandmother has registered a house that is on her name to my mother in the form of GIFT DEED in the year 2009. Now in the year 2012 can she revoke/cancel the gift deed and sell/transfer to anyone of her daughters?

In My opinon,

She can cancelled the gift deed,

When it is not utilised as per the terms and conditions of the deed,

Querist,

Gift deed once made and after delivery of possession - cannot be revoked as a gift by its very nature is unconditional and irrevokable. A conveyance that is revocale can never be a gift.
