Site registration asked after dc conversion

 

Problem detail:

After selling a revenue layout in Bangalore, builder decided for DC conversion. After builder completed DC conversion, he is telling site buyers to cancel the existing sale deed and then freshly execute a sale deed. Is it necessary to follow his advice (cancelling the existing sale deed and then freshly execute sale deed)?

Builder’s reason is that as a process of DC conversion, the survey number has been changed and also site name is changed 
Concern is that This approach costs lots of stamp duty. Also it is risky since cancellation of sale deed voids the buyer title for a while.

A sale deed may be cancelled if any party involved is unsatisfied with the deal and makes a claim regarding the same in the court of law. The petitioner needs to get an order from the Civil Court and present it to the Registrar, who will then go ahead with the cancellation process.0
