Tenancy law

Dear Lawyers, We have a ground floor premise of the size 1700 sq.ft. It was occupied our state electicity board for last thirty years. They have recently vacated the premises. We want to rent it out to private organisations but afraid that they will now vacate it even after agreement finishes. What are the grounds should I cover in my agreement to make the tenant leave once the said agreement is over?

you have evry right to take it back if the agreement ends.Further if no rent is paid, for this reason also it could be taken back.
