30% More Maintenance for Tenants

Dear All, I'm living in a co-operative housing society in Navi Mumbai, Maharashtra. The society is newly formed and are charging 30% more amount to tenants for overall maintenance and club house use. Kindly help with the details if there is any law to regulate such practice. Thanking you
