Ancestor property

We have ancestor property in Bangalore, which was bought by my grandfather. I had a sister she died after having a baby and my brother-in-law got second marriage and my sisters baby is with them. So will my niece (sisters baby) has right in my grandfather's property? Do my niece need to sign if we want to sell or we can sell without my nieces signature (my niece is 12 yrs old).

Yes the niece will have share in the ancestral property of the Hindu family, a noc on behalf of niece has to be taken from her natural guardian which is her father as she is minor.

Whether your Grand Father died without writing a Will? Your Grand Pa has children other than your father? Where is your father? To give over all clarification above details also needed.

Yes, my grandfather died without writing a will, my grandfather had 2 sons (my dad and his brother) both of them has died. There is no will or transfer of property is made. Still the title is in my grandfathers name.
