Government vs Royal Palms Builder enter in to an agreement for 999 years lease in the 90′s, the only condition was there that they need to rehabilitate the existing tenant in separate building and they (Royal Palms builder ) did it very well.
now those who want built a bungalow on open land ,the agreement will made of lease agreement not sale.
but those who want buy flat ,the agreement as normal like deed of sale.
No Bank will give loan if the documents are not proper “specially Nationalize bank , bank will not sanction a loan either. so better go by your self and check with any nationalized bank, whether they are giving loan or not, because if you want Home in Mumbai that too on loan Royal palms is the best place reasons are :

2 less pollution.
3 Affordable price, condos and studio apartment.
4 Good connectivity Powai 10 min, Andheri MIDC 15 min, Malad 10 min (only if you have own vehicle).
