Help needed in property case

Dear Sir(s),

Kindly guide on the following matter :-

Mr.A had a property under his name for which he gave a unregistered power of attorny to Mr.B ( friend) for the sale of property. Mr.B fooled Mr. A by taking his signature on a  Sale Agreement (written on a unregistered stamp paper).

Mr.B is trying to takeover the property and asking Mr.A to empty the premises as he claims to be the owner of the same.

What should Mr. A do ?

Without any registered Deed Of Sale and Power of attorney the transfer of property is not valid. "A" should withhold the property, not vacate and file a suit for declaration and injunction over the property in Civil Court immediately.

Dear Sir(s),

Mr. A  and Mr. B has some disputes over a property, which is in their possision together. Mr. B has got an stay order over the property and the matter is in court. The water meter connection was in Mr. A's father name  and Electricity connection was in Mr. B's father name. Mr. A has approached the DJB and got Mr. B's water connection disconnected though the said property had a stay order by the court.

Sir, My question is that can the water/electricity connection be disconnected if the property has a stay order by the court.

I OWNED THE HOUSE UNDER CONTRUCTION IN  REDEVELOPMENT UNDER SECTION 33(7),FROM TENENTS OF M.H.A.D.A. .AFTER MAKING POWER OF ATTORNEY IN YEAR 2004 (UN REGISTERED ,ONLY NOTRY DONE), WILLS (REGISTERED),SALE DEED AND TOOK ALL ORIGINAL DOCUMENT AND TRANSIT CAMP.

nOW THE BUILDER WHO DEVELOPED THE PROPERTY NOT GIVING POSSESSION TO ME AS POWER OF ATTORNEY .AND CLAIMING THE P.O.A. IS CRETED WITHOUT INTIMATING ME ,AND THE THERE IS BEACH OF TENENCY ACT , RENT ACT.

KINDLY ADVICE ME
