Pagdi system

Recently bought house in thane in pagdi system but before that I had a meeting with landlord and talked about transfer of electric bill on my name he agreed to it n told me it will happen after getting his noc . but after transferring the rent agreement on my name n applying to change the name of electricity bill I got to know that there are dispute between children's of land lord. Got to know land lord is dead n his youngest son looks after that pagdi property there are 4 children of his n only one is in opposition can't even talk to him as he's always drunk.One of their sibling given a letter in mahavitaran about it to not tranfer electricity connection of new tenants name. I want to know what are legal ways to be on safe side in case of any legal proceedings or redevelopment.

To transfer the electricity connection in your name after the landlord's death in a Pagdi system property, you'll need to obtain a new tenancy agreement with the landlord's legal heir(s) and then approach the electricity provider with the new agreement and other necessary documents. 

You'll need to negotiate a new tenancy agreement with the legal heir(s) to formally establish your continued tenancy and occupancy rights. 

In Pagdi system, a tripartite agreement may be required, involving the outgoing tenant, the new landlord (legal heir), and you as the incoming tenant. 

Go to the local office of the electricity distribution company.

The electricity provider will guide you on the next steps, which may include payment of any applicable fees or charges.

I did everything but got to know that one of the heir is against the tranfer of electricity bill. There are other 2 tenants like me who r stuck in this mess. One of the heir written a letter to electricity department to not tranfer electricity bill on any new tenant name. There dispute between heir. I got the receipt of deposit n transfer of tenancy rights but electricity bill is not getting tranfer to my name as there is opposition from one heir.

In that case you may discuss with an experienced lawyer in the local and proceed legally against them to get the desired task achieved.
