Who is having the original deed and who is enjoying the proceeds, what is the background for giving gift, whether mother can relinquish her rights and can give back that gift to you etc. are points to be considered.  Only prudent local lawyer can give you guidance after studying the gift deed.

OPTION-1:

1. The Person who is holding the Gifted Property, can execute another registered Gift Deed in favor of Mother and the property can be reverted back to mother.

OPTION-2:

2. The Gift Deed executed earlier can be rescinded /revoked /cancelled, by executing a registered "Declaration Deed" by "mutual consent joint signatures" of both the original Donor (Gift Giver) and the Donee (Gift Receiver) and the Gifted Property can be reverted back to Mother.

If your mother had transferred the property by executing a registered gift deed in favor of the donee, and if this transaction is within three years from this date, the donor and the donee i.e.,m your mother and the beneficiary can execute  registered cancellation deed jointly by which the property will automatically revert to your mother's name.
