Land Purchase

I want to purchase a property consisting of an existing house in chennai. Originally the property was purchased by Mr. Husband. The Said Husband died in 2002 leaving behind his wife and children one Son & one Daughter  as legal heirs.

The said Son died in 2002. The present sellers are Wife and Daughter . The Son was previously married but there was an dissolution of marriage and the sellers have submitted two court orders for dissolution of his marriage. However we do not have the legal heirship certificate of Son.

 

Is it safe to purchase the property without the legal heirship certificate of Son. Can his wife or children (if any) stake claim in the property at a future date. Please advice.
