Landlord not accepting rent

Hello Experts,

My father had bought a property in Mumbai in 1968 on paghdi basis with an agreement that we will pay him 100Rs rent per month. In 1993 , the landlord filed a case stating we do not require the property.

But the case was dismissed in 2006, since our family was using the premises. Till 2006 we paid all the rent to the court.

1) Now after the case was dismissed, the court asked us to pay the rent to the landlard.But the landlord is not accepting the rent amount. We tried by sending the money order. But he didn't accept that as well. Please let me know any other way by which I can pay him the rent.

2) Also in 2008 my father demised. I have 6 siblings but I am the sole person along with my family living in the said premises. Though my father had given a power of attorney(POA) to carry out all the legal proceedings, but after his death the POA is void. Legally I guess I am not in a position to pay the rent.(Correct me if I am wrong) . Also 2 of my siblings are not agreeing to make me the representative to carry out any legal activity.

Please address my above two queries. Thanks in anticipation.

You can show the court order to the landland and pay uptodate rent  keep the acknowledgent with you for proof.
