Legal heir certificate & will

Legal Heir certificate is needed for transfer /sale of the property of a deceased person. If the deceased has left a will for the property, which one will be valid. legal heir certificate or the will. Please clarify.

 Further the deceased might have left a will and before his/her death might have sold a portion of the property and he/she might not have amended the will before his/her death. Under such a situation after the demise of the individual a dispute will arise between the legal heirs on the property sharing & the persons listed in the will. Under such a situation which one will prevail. Legal heir certificate or the will

Rules governing transfer of property through Will. Making a Will helps ensure one's property devolves as wished and the right heirs receive their fair shares.
