Lessor not traceable

We have a property in South Mumbai on long lease for 999 years since 1886. The Lessors or their legal heirs are not traceable. We have paid rent up to 1975. What are the consequences, if we wish to redevelop the said property? How to proceed. We wnat to engage an Advocate too.

The proper time for the payment of rent is the time fixed by the terms of the agreement or orally agreed upon between the parties. Where there is no oral or written  agreement,  the rent becomes  payable at the end of the period for which it is reserved.

You need to pay the rent to the lessor or his legal heirs, since the lessor is not traceable there are other ways to safe guard yourself against the eviction suit which the lessor or his legal heir may file against non payment of rent since 1975. since the cost of the property is quite high and lucrative.
