Power of attorney

My parents have a flat in a C.H.S in mumbai and want to sell the flat. They want to give me POA to execute all sale and registration documents with the buyer as well as invest the capital gains for them in the bank. I seek your guidance on the process of preparing the POA and  learned attorney give me a template for the POA i need to use. Do i use a specific POA or generel POA. I seek your learned advice. Do I need to get the POA registered.

Does the stamp duty on the POA depend on the value of the property? The buyer is paying the stamp duty and registration on the sale deed of the flat.

POWER OF ATTORNEY not being a Proxy -     (a) when executed for the sole purpose of procuring the registration of one or more documents in relation to a

single transaction or for admitting execution of one or more such documents; = [One hundred rupees.]

(ii) when authorising to sell or transfer immovable property without consideration or without showing any consideration, as the case may be,-

(a) if given to the father, mother, brother, sister, wife, husband, daughter, grandson, granddaughter or such other close relative; =Rupees five hundred

it depends on mutual understanding between buyer and you.....and you can not sale the property on the basis of POA.
