Purchase property which has unregistered gpa in its history

Hi,

  I identified a property in Bangalore which comes under BBMP judistriction and has a B - Khata.

This property has a history of purchased from a non-registered GPA, below is the history

Oct 2003

     Person A gave GPA to his son B which is not registered, signed in front of Notary

Jul 2004

     Person B sold it to person C

Feb 2010

     Person C sold it to a couple D & E (co-owners)

Now this couple is willing to sell the property.

They gave me following documents

   - Sale deed copy of 2004 & 2010

   - Copy of GPA

   - EC till date

   - Tax paid receipt

   - RTC

They 

   - Didn't  pay betterment charges

   - Don't have DC conversion order, but there are constructed houses nearby

Is it safe to purchase this land, do I need to get any extra documents.

Your recommendation is very much appreciated.

Dear Sri.Babu,

Greetings. In some States, a GPA signed before a notary is accepted was valid some years back. In Tamilnadu for instance, registration has always been mandatory and there is a due verification process also. From the details given by you, I am of the opinion, that unless the price of the property is very attractive, you should not proceed.
