Question regarding 7/12 papers for buying agricultural land in gujarat

Hi,

I am planning to buy an agricultural land in Gujarat as a non-farmer. I understand I need to get it converted into a non-agricultrual land and then the documents in my name will be processed. I have shortlisted three properties and need to understand the following in each of these.

Land 1 - This is a 'juni sharat' land. From what I see in the 7/12 papers, this property has a loan and 4 owners. Is this correct? See this image for reference - https://imgur.com/a/1RK1EvR

Land 2 - For this, I don't understand what is 14,00,000 as mentioned in the paper. What do these two pointers specifcally mention. Is this something to stay away from? See image - https://imgur.com/a/d2dyIS7

Also, what is the budget one should bear in mind to convert these lands into NA land?..an approx range?

Currently, under the Gujarat Tenancy and Agricultural Land Act, 1948, only families of farmers, or of farmer-origins, can buy agricultural lands.

Juni sharat, or "old tenure", is a term used to describe agricultural land in Gujarat that is owned exclusively by an agriculturist. It indicates that the landholder has full rights to the land

The process of conversion of land or use of non-agriculture land will be completed on payment of a premium, and on verification, if it is found that the owner of the land fulfils all the conditions, a conversion order will be granted to the landholder.  The expenses can be enquired locally.

 

Before that you may obtain a proper legal opinion from an experienced lawyer in the local before venturing into the proposed purchase

Hi,

Thanks to replying. Is there a way I can read more about what conditions must the owner of land fulfill before a conversion order is granted? Some online resource/book I can buy to read the technicalities.

You can better consult a local advocate who is well versed on the subject matter for necessary guidance.

As land is a state subject, it is advisable to contact and consult a local prudent lawyer for all questions /queries especially qua rules governing and marketability of the subject land.
